Contractor Scope

Defined work and planning

Historic-home demolition, selective salvage, site clearing, utility planning, and redevelopment preparation for the Yorba Linda Town Center.

  • Demolition of seven historic homes (95 to 105 years old) and associated outbuildings in the project’s first phase, including a 101-year-old, 950-square-foot residence.
  • Selective salvage of doors, windows, hardware, cabinetry, roofing panels, porch materials, and other items identified for preservation.
  • Tree and root removal, land clearing, utility planning, and preparation for grading.

Site Preparation for Redevelopment

After demolition, the lots were cleared and grubbed for grading, a 4.5-foot-deep sewer lateral was capped to city requirements without trenching, and soil was compacted to 90 percent relative compaction as verified by city inspection, preparing the block for dirt import to raise the lots to street level.

The City of Yorba Linda selected SoCal Removal for the work. The Town Center redevelopment replaced the block with a mixed-use retail and entertainment center that includes a four-story parking structure, more than 125,000 square feet of retail space, a one-acre park and over 600 parking spaces.

Planning

The contractor scope was arranged around historic-salvage requirements, site access, utilities, grading needs, and available environmental information. 811/DigAlert notification and utility-marking planning were treated as project prerequisites where applicable. Independent qualified consultants and duly licensed specialty contractors remain responsible for testing, design, abatement, monitoring, and clearance when required.
