Asbestos testing costs $120–$145 per sample in 2026 with standard results, $145–$175 next day and $220–$280 same day. Lead paint chip, dust wipe and soil samples run $95–$120. A lab-results visit has a $475 minimum; a full Rule 1403 asbestos survey, signed by a Certified Asbestos Consultant, starts at $1,000 per building.
Samples are collected by an independent consultant, not our employee: a Cal/OSHA Certified Asbestos Consultant (CAC), or a Certified Site Surveillance Technician (CSST) working under one, for asbestos, and a CDPH-certified Lead Inspector/Assessor, or a Sampling Technician working under one, for lead. An accredited laboratory analyzes them. We bill the survey as a line item, or you can hire your own consultant. For clearance air testing at the end of an abatement job, many owners hire the consultant directly; we arrange access either way.

Budget ranges for 2026, not a quote. Per-sample prices cover collection by the certified consultant, lab analysis and the consultant’s signed report, with a $475 minimum per visit. Not included: permits and other government fees.
Permit or notice: None; air-district notification is filed separately when abatement or demolition follows. Permit fees are not included; we pull or coordinate the permits our work needs, billed at cost plus administrative time.

What’s in the price
Collection by an independent certified consultant (a Cal/OSHA CAC or CSST for asbestos, a CDPH-certified lead inspector or sampling technician for lead), chain of custody, analysis by an accredited laboratory (NVLAP-accredited for asbestos, NLLAP-recognized for lead), and the consultant’s signed report. For demolition or renovation, that report is the asbestos survey South Coast AQMD Rule 1403 requires before work starts. We use the results to scope and price the removal; questions about the findings go to the consultant who signed the report.
Included
- Sample collection by a certified consultant, and chain of custody
- Analysis by an accredited laboratory
- The consultant’s signed report
- Scheduling and site access
Not included
- Full building surveys with drawings (quoted per building)
- Lead inspections and risk assessments by a CDPH-certified inspector (quoted per building)
- Abatement or remediation (priced on their own pages)
How we measure
Per sample, by test method and turnaround time.
Why testing comes before demolition
The test results decide what has to come out first, how it is handled and what the air district needs to see.
- Every demolition needs a survey. South Coast AQMD Rule 1403 requires an asbestos survey before any demolition or renovation, no matter when the building was built.
- Newer buildings aren’t automatically clear. The 1989 federal asbestos ban was largely overturned in 1991, so many asbestos products stayed on the market for years after.
- Two thresholds, two rules. Under 1 percent asbestos falls outside the federal air rule, but Cal/OSHA worker rules still apply above 0.1 percent.
- Some materials need a second look. Light microscopy (PLM) can miss very thin fibers in vinyl floor tile and mastic, so a “none detected” result on those is sometimes confirmed by electron microscopy (TEM).
Testing cost questions
How much does asbestos testing cost?
$120–$145 per sample with standard turnaround, $145–$175 next day and $220–$280 same day, in 2026. The number of samples depends on how many different materials need testing, and a lab-results visit has a $475 minimum. A full Rule 1403 survey, required before any demolition, starts at $1,000 per building.
How much does it cost to test a popcorn ceiling for asbestos?
Usually three to five samples per ceiling texture, depending on area, so $475–$725 at standard turnaround, including the $475 visit minimum.
How long do asbestos test results take?
Standard turnaround is about three business days. Next-day results run $145–$175 per sample and same-day $220–$280.
How much does lead paint testing cost?
$95–$120 per sample for paint chips, dust wipes or soil, collected by a CDPH-certified inspector or sampling technician and analyzed by an accredited lab. A full lead inspection is a separate certified service, quoted per building.

Disclaimer: a guide, not a quote.
These prices are a guide for budgeting, not a quote. They are our 2026 price ranges for common projects in Southern California. Your written price depends on the site, access, quantities, the materials found, the schedule and the documents you provide, and it can come in above or below these ranges; the written proposal governs.
Permits, inspections and other government fees vary from city to city and county to county and are not included. Neither are plan preparation, engineering, utility planning, agency submittals and coordination, inspector standby, return trips or administrative time, other than the asbestos air-district notice we prepare and file. Testing is priced on the testing page. Worked examples illustrate their stated assumptions and are not quotes. When a project needs any of these, they’re listed in the written proposal.
A written proposal follows a site walk or a review of your plans, reports and photos.
