Contractor Scope
Defined work and planning
Selective removal of glass, facade finishes, steel entry components, and concrete infill for an active retail storefront renovation in Irvine.
SoCal Removal performed substantial selective demolition at the American Eagle Outfitters storefront in Irvine Spectrum Center, a major shopping center owned by Irvine Company. The retail tenant-improvement scope extended from the storefront finishes and glass to large steel beams and the concrete base below the entry assembly.
The project combined elevated demolition with detailed work at floor level. Hot-work cutting and removal of large steel storefront beams formed a significant part of the work, alongside dismantling the designated glass, entry components, and facade materials.
- Removal of the designated ½-inch-thick glass display wall, more than 10 feet tall, and the entry-wall components.
- Hot-work cutting and removal of large steel storefront beams and designated entry headers.
- Selective removal of stucco, decorative facade finishes, and exterior brick veneer.
- Breakout of concrete infill and the storefront base within the defined demolition area.
- Elevated access and material handling for the overhead storefront components.
Elevated Steel and Storefront Removal
The tall storefront required access above the entry opening as well as work along its base. Two scissor lifts provided access to the elevated framing, as shown in the project photographs. This view captures the scale of the opening, the exposed steel, and the temporary plywood barrier behind the work area.
The steel removal was a distinct part of the selective-demolition scope. SoCal Removal used hot-work cutting to remove the designated large storefront beams while dismantling the surrounding components identified for removal. The work addressed the existing storefront assembly as part of the American Eagle renovation.
Concrete Base Demolition
At floor level, the crew used demolition breakers to remove concrete along the existing storefront base. The close-up photograph shows the crew working at the edge of the entry assembly, with broken concrete collected beside the opening. Removing this infill addressed the lower portion of the storefront after work on its glass, finishes, and framing.
Retail Tenant-Improvement Context
This project illustrates the range of demolition involved in a retail storefront renovation: architectural finishes, elevated steel components, and concrete at the base of the opening. The three project photographs document the existing interior condition and two different parts of the removal work, giving a clearer view of the scope than a single overview image.
