Contractor Scope

Defined work and planning

SoCal Removal held the customer-facing contract and the abatement subcontractor, scheduling and closeout. The field abatement scope was assigned under a SoCal Removal work order. The homeowner retained an independent environmental consultant for the project-specific work plan and consultant services.

  • Contract and schedule the Procedure 5 work for the vacant residence and patio, performed by the Cal/OSHA DOSH-registered abatement subcontractor under the project-specific consultant plan.
  • Remove approximately 500 square feet of designated materials and debris: roughly 200 SF of damaged drywall and joint compound, 200 SF of acoustic-ceiling debris, and 100 SF of shower wallboard or liner.
  • Sort and handle contents, including designated porous items for disposal and nonporous contents for cleaning.
  • Provide for approximately 3,500 square feet of HEPA surface cleaning and the encapsulation described in the invoiced scope. This is surface area, not the floor area of the residence.
  • Bag, haul and dispose of asbestos-contaminated waste within the defined scope.
  • Prepare the work area for the independent consultant’s visual inspection and clearance sampling, then provide the final project invoice.

Execution

Defined work, independent verification and closeout

The final invoice records the cleanup service on May 6, 2026. The independent consultant performed a visual inspection and limited air sampling on May 7 in the den, the combined dining/kitchen/living area and a bedroom. The clearance report documented that the observed work-plan objectives were completed and the sampled containment areas passed. The consultant sent the results on May 8, and SoCal Removal issued the final invoice on May 11. These records keep contractor responsibilities, independent testing and closeout clearly distinguished.
