SoCal Removal carried out an interior removal project at an ocean-view townhome in San Clemente. The documented scope included designated asbestos-containing drywall components, fixtures, cabinetry and floor coverings as part of preparing the interior for renovation.
The owners were first-time homebuyers preparing the townhome for their renovation. Material removal and interior demolition gave them a defined starting point for the changes they wanted to make.
Several removal scopes within one home
A substantial interior renovation can involve materials with different handling requirements. In this project, asbestos-related drywall removal needed to be considered alongside the fixtures and finishes included in the demolition scope.
Defining those materials and their work areas helps establish the sequence. It also gives the owner and renovation contractor a clearer picture of what will remain when the removal stage ends.
Opening the interior
The project photographs show exposed framing and interior areas stripped of designated finishes. Retained features remain visible within the home, emphasizing the importance of selective removal boundaries.
Townhome work also requires attention to the route used to move tools and debris through the property. Stairs, shared access and nearby residences are useful subjects for the preconstruction review.
Planning the next stage
The purpose of this assignment was to open the designated interior for further work. Any structural alterations, building-system changes and reconstruction should follow their respective plans and approvals.
SoCal Removal can review a San Clemente or Orange County townhome renovation with the owner’s survey and drawings in hand. Mark the intended removal areas and identify the components to be preserved so the abatement, demolition and rebuilding scopes can be defined from the start.
