Before a Laguna Beach garage could move into its planned accessory dwelling unit renovation, designated asbestos-containing wall materials needed to be removed. SoCal Removal’s Cal/OSHA DOSH-registered abatement subcontractor performed the abatement stage, opening the affected interior wall assemblies for the work that would follow.

An ADU conversion brings several trades into a relatively compact area. Establishing removal limits early helps the owner and renovation contractor distinguish the existing materials to be addressed from the framing and other components intended to remain.

Opening the garage interior

The documented scope covered asbestos-containing drywall and joint-compound materials within the garage. Contents needed to be moved from the work area so the removal could proceed. The abatement work order identified the specialist subcontractor responsible for regulated removal.

The project photographs show the garage before work and the exposed stud framing after designated wall finishes were stripped. These views make the change in access clear: the renovation team could see the opened wall assembly instead of working through the original interior finish.

A defined stage in the ADU sequence

The project file includes a completion record for the removal work. This case study covers that preparatory stage of the garage conversion. Future framing changes, utility work and ADU construction remain separate scopes under the renovation plans.

Selective removal is especially useful where an existing building will be adapted rather than replaced. A clear work order helps establish the boundaries between abatement, demolition and rebuilding.
