SoCal Removal’s Costa Mesa project involved removal of asbestos-containing acoustic ceiling texture for a renovation contractor, performed by its Cal/OSHA DOSH-registered abatement subcontractor. The assignment addressed the designated popcorn finish so the ceiling could move into its next improvement stage.

Supporting the renovation contractor

The work was part of a larger interior renovation. Separating the acoustic-material removal from later finishing gave the project team a defined scope to schedule.

The before-work view shows the textured ceiling surface. Subsequent photographs show the underlying ceiling and joint areas after the designated finish was removed.

Understanding the condition at handoff

Removing acoustic texture can reveal joints, patches or variations in the surface below. The finishing contractor needs to know that condition before selecting the preparation and coating system.

For this project, the photographs document the transition between texture removal and the next finish stage. They offer useful context for owners considering a similar change to an older ceiling.

Sequencing survey, removal and finishing

A practical ceiling scope begins with the material assessment and the intended finish. The removal area, room protection and access route should be identified before work begins. The next trade can then plan around the agreed handoff.

SoCal Removal assists with asbestos-related renovation scopes in Costa Mesa and Orange County. Share the survey, ceiling photographs and finishing plan so the designated removal can be planned with the contractor responsible for the completed ceiling.
